Bennett House is an affordable senior housing facility located in downtown Fairfax, CA. The project was completed in fall of 2021, and included a full interior and exterior renovation, with new landscaping and site upgrades, including a PG&E transformer. Also, a new backup generator was installed to power the elevator, hallway lights, and common area lights during PG&E shutoffs. The building exterior scope included new stucco and paint, windows and sliders, roofs, and rebuilt deck waterproofing. A highlight for the site is the new maintenance complex and community garden, which the residents love. The unit interiors received new mini-split HVAC units, cabinets and countertops, lighting and plumbing fixtures, appliances, energy efficiency upgrades, ADA modifications, and new flooring/paint. The community room also received a complete revamp of finishes, lighting and plumbing fixtures, as well as a new kitchen. Bullard installed 2 large air handlers on the roof of the complex to provide heating and cooling to hallways and common areas. All hallways and common areas received new paint, flooring, lighting fixtures, and plumbing shutoff valves for every unit. The staff and lobby areas also underwent an office expansion with 2 new offices. Existing offices gained new mini-split HVAC systems, as well as finish and lighting upgrades.
